What roof painting involves
Roof painting usually means cleaning the roof, treating rust or damaged areas, priming bare metal and applying roof-grade topcoats. The painter first checks whether the roof is sound enough to paint. Badly rusted sheets, broken tiles or failed flashings need a roofer before any painter gets involved.
Many older Hobart homes have corrugated iron roofs. The Hobart planning scheme's heritage datasheets repeatedly describe listed houses with hipped corrugated iron roofs, and Clarence's draft list of local heritage places includes an 1892 timber house in Bellerive with its original corrugated iron roof.
What roof painting costs
A national roof painting cost guide (updated April 2026) says most roof painters in Australia quote $35 to $50 per square metre, and that a whole roof typically costs $2,000 to $10,000 including labour and materials. These are Australia-wide figures, as we found no published Hobart-specific range.
How long roof painting takes
A straightforward roof is often painted over a few days, but the real constraint in Hobart is weather. The roof must be clean, dry and free of dew before coating, and each coat needs time to dry. A run of settled days matters more than the size of the roof.
Bureau of Meteorology averages for Hobart (Ellerslie Road) show the fewest rain days from January to March. The station also averages 26.1 days a year with a ground minimum of minus 1°C or lower, mostly from May to September, which shortens the working day on a roof.
Hobart-specific considerations
Before anyone gets on an older Hobart roof, three things need checking. Does the roof contain asbestos? Do old coatings contain lead? Is the house heritage listed? Each answer changes how the roof must be prepared, which products can be used and whether an approval is needed before the work starts.
Asbestos cement roofs. The Asbestos Safety and Eradication Agency says it is illegal in every state of Australia to use high pressure water spray or compressed air on asbestos materials, and that weathered asbestos cement roofs release fibres more easily. Homes built or renovated before 1990 can contain asbestos, so have a fibre-cement roof of that age tested before any cleaning.
Lead in old roof paint. The Lead Alert guide notes that calcium plumbate, a lead compound, was used in imported metal roofing paints well into the 1980s. Old roof coatings should not be dry sanded or burnt off.
Heritage colour rules. For places on the Tasmanian Heritage Register, the Heritage Council's Works Guidelines (October 2025) say colour changes, "including roof colour", that are not in keeping with the heritage character need a discretionary permit. For council-listed places, repainting in a similar colour is exempt from a planning permit.
Preparing for a roof painter
Clear access and good information help the painter quote accurately. Tell them roughly when the house was built and what the roof is made of if you know. Mention whether it has been painted before and point out any leaks, rust spots or loose sheets you have noticed.
Questions to ask a roof painter
Roof work is where specification and safety matter most. Ask every painter to explain their cleaning method, the product system for your roof material and how they will work safely at height. Get the answers in writing as part of the quote so you can compare them properly.
- How will you clean the roof, and will you test for asbestos first?
- What primer and topcoat system will you use on this roof material?
- What fall protection and access equipment will you use?
- Are you licensed and insured? (Check any licence on the CBOS register.)
- What repairs are included, and what would be extra?
Roof painting FAQs
Can an asbestos roof be painted?
It can in some cases, but it must not be cleaned with high pressure water or compressed air, which the Asbestos Safety and Eradication Agency says is illegal in every state. Weathered asbestos cement releases fibres more easily. Have the material tested and ask whether the painter follows a recognised safe work procedure for it.
Is it worth painting an old corrugated iron roof?
If the sheets are sound, repainting can protect them and refresh the house. If rust has eaten through or sheets are loose, painting only hides the problem and a roofer should assess replacement. Ask the painter to show you any rust they find and explain how it will be treated.
Do I need approval to change my roof colour?
Only if the house is heritage listed. The Heritage Council says roof colour changes not in keeping with a registered place's character need a permit. Council-listed places can be repainted in a similar colour without a permit. If you live in a strata scheme, check the by-laws as well before choosing a colour.
When is the best time of year to paint a roof in Hobart?
Late summer and early autumn are usually the most reliable, because Hobart averages the fewest rain days from January to March. Winter's ground frosts and damp mornings shorten the day on a roof. Spring is workable but has more rain days, with October the wettest month by rain days.
