Painting a home in West Hobart
In West Hobart, check heritage status and access before anything else. The suburb has seven local heritage precincts and hundreds of individually listed places, and it sits on hillsides above the city. Both affect what a painter can do, how they reach the walls and what the job costs.
The Hobart Local Provisions Schedule (effective 22 October 2025) names the seven precincts:
- Bathurst and Melville Street
- Lansdowne Crescent and Hill Street
- Liverpool Street and Forest Road
- Lower Jordan Hill Road
- Murray, Mary and Browne Street
- Newdegate and Arthur Street
- Patrick Street
Many of the suburb's houses are Victorian and Federation era buildings, which can mean timber weatherboards, decorative verandahs and tall ceilings inside.
Heritage approvals
For council-listed places and precincts, repainting a previously painted exterior in a similar colour is exempt from a planning permit under the Tasmanian Planning Scheme's heritage code. A new colour scheme or painting bare brick can need a permit. Tasmanian Heritage Register places need Heritage Council approval for any repainting.
The Heritage Council's Works Guidelines (October 2025) suggest avoiding stark black, grey and white schemes on heritage places and using vapour-permeable finishes such as lime washes or mineral silicate paints where masonry needs to breathe. Hillside homes and access
Hillside blocks change how a house is painted. On a slope, one side of a single-storey house can be a full storey above the ground, which may need scaffolding or a platform rather than ladders. Ask each painter how they plan to reach high walls safely and whether access equipment is in the price.
